Ohh. Just got an invite to a low key winter solstice bush doof next weekend. It'll both be really cold and I'll still be in my post-surgical light-duties window. I've also got a get together wake on for a guy I use to work with and it'd be great to catch up with the old workmates. I could also stay inside and continue being a warm winter goblin.
Uber driver gave me a crash course in mortgages and how to buy a place before the end of the year. Gave me some recommended builders as well.

Thornbury Witch has given some very good advice. Also be aware, that if you donโt currently meet the deposit/income criteria for a mortgage from a regular bank, you will certainly not be getting a better deal elsewhere. Because of the high risk to the lender they will charge higher interest, fees etc. It will cost you a lot more. Best to save more deposit. There is nothing wrong with renting if means you can live comfortably and not be mortgaged to the eyeballs stressing over every dollar. Iโve never built new so I donโt know anything about finance + build schemes, but I would be too uncomfortable. Are there kickbacks to the builder? Whatโs the fine print? What recourse do you have if thereโs problems with the build? I would feel much safer with a regular bank loan.
Any good advice?
Well a couple of things:
I didn't know I could get enough from the bank on my current salary to buy or build a place by the 3nd of the year
You can reserve land in new builds and not have to pay for it (through a loan) for a couple of years, during which the price would increase, but you'd still pay the same amount.
The 2 builders he gave me the details of can do the mortgage broking as well, kind of an all in one deal.
Explained that it's possible to pay to have your credit record scrubbed of defaults
I've basically had to learn to do almost everything in life by myself, from a young age. so this was good to advice to get.
Please be very careful of those all-in-one build/finance packages - they don't have a good success record. Please check out the quality of their previous builds too. And any past bankruptcy/business failures too for the builders. Phoenixing a building company to cover up past defaults is all too common. Get some advice from your accountant BEFORE you sign anything, and be very clear about your rights if the builders go broke or otherwise default before completion. Or vanish after completion leaving serious structural repairs that need to be done to make the place liveable. Please.
Too many people get caught out by an industry that for a very long time now has depended on a kind of reverse ponzi scheme. It works fine for a bit, but any tiny change in for example materials supply can bring the whole thing crashing down. And with the world in such turmoil and supply chains in such chaos, it seems very difficult to predict what will happen over the next few years.
I really should go to bed earlier but I am a night owl through and through. Itโs in my blood.

I have brunched, I have shopped, I have put on a load of washing, and I have bought Whitlams tickets. So far so good today.
Fukkit. The sun is shining, the wind has dropped. The washing is done and the house clean. There's a new caff in Miller St where TickledPink used to be. I'm going out for brunch. I may have a wine or two with it then doze the afternoon away.

Hahaha. Nah he loves lights. As a kid he had a toy police car that when you wind up its back wheels and let it go its lights flashed.
The yard is littered with solar lights. The dog doesn't shit in the dark now.
Out for dinner with friends and it was... fine. Come midnight and I'm in the kitchen devouring half a bag of chips, so maybe it could have been better/more filling as I'm generally not a late night snacker - especially with boyo is already asleep!

I woke in sweats last night. Odd for a cold night. Less odd now that my throat has been getting progressively worse since about midday. Aside from vitamin C, garlic and a hot toddy, anyone got any pre-cold advice?
I used to use a product called Armaforce from the chemist to fight off colds, taking them early when you start to feel like coming helps a lot in stopping it.

Alright, here goes another attempt at trying to push through some uni stuff on a weekend. Was out for a chunk of yesterday helping a relative which was good - physical activity that got me out of the house and had a very good night's sleep. I've been religiously taking melatonin 0.3mg for over a week, normally I wouldn't but it's crunch time and I absolutely need to make sure I'm not falling asleep at 2am.
Had a brief squiz at the news and once again I am feeling extremely lucky to be in a place that's physically far from conflict... but I think we can all expect petrol prices to shoot up in a few weeks (also, huge bump in electricity prices from 1 July D: that will be after my thesis is due so it's a good point at which to return to my frugal ways)

I really should be doing some cleaning but Miss Meow has me pinned down on the couch and is purring madly.
I did get a small shelf for my toaster oven assembled and have put up the small fence to keep Mr Woof and Miss Meow away from the side gate. I now have a small utility courtyard for the bins etc., and hopefully being open metal bars instead of solid it won't trigger Mr Woof to try digging under it to get out to come and find me when I'm away. He seems to stress out if I'm gone more than about 20 minutes.
Oh my, just cooked a double egg and used cooking bacon as a test itโs some toast.
Very satisfying!
