How about you don't change the terms people agreed to retroactively. How about if you said "no royalties", you stick with no royalties and don't come up with some bullshit fee that works exactly like a royalty.

Their phrasing isn't perfect, but I believe they're saying,

You can see where this probably used to be two smaller rooms. The bathroom looks to be located just off the kitchen. Perhaps it was only a half bath at one point in time or not even a bathroom. At some point they tore down the wall and made it a full bath. I have no idea why they didn't just wall up the door though.
